Project SUmmary

Lancaster Port Authority is breaking ground this year on a $7,000,000 investment project for Lancaster’s future economic growth. Development plans are creating a 50,000 SF expandable to 100,000 SF building on this currently vacant property used for agriculture. The future tenant of this site will be selected to ensure an adequate amount of jobs, those of which being high paying.

This development is crucial for Lancaster, as many large companies are looking to move to Central Ohio currently. Many may not want to wait to develop vacant land, therefore would pass by Lancaster due to our lack of empty building space within the city. This will provide that opportunity.

This development is based on the Port’s previous spec building completed in 2016, which has housed Magna Seating upon completion and the property has now been purchased by Chiyoda Integre. This spec building was also built within Rock Mill Industrial Park

Alongside the Port, Pioneer Development, Civil and Environmental Consultants, and DSA Architects are involved in development.

 

Assets + Incentives

Site Location within Rock Mill Industrial Park

Rock Mill Industrial Park, listed among Ohio’s top sites, is adjacent to US Route 33 with highway visibility and direct access to I-70/71. The site is a thirty minute drive from both John Glenn International Airport and Rickenbacker International Airport. This site has access to a skilled regional labor force. Join notable industrial park tenants such as Magna, SRI Ohio, and Chiyoda Integre.

The pictured segment of US-33 has over 20,000 cars pass by on a daily basis, many of which are commuting to and from work in other locations further away from their homes. Along with this, the Lancaster workforce only has 5,000 people staying in the city for their daily work.

Along with these physical assets adding to the desirability of this site, there are also economic incentives that are keeping costs lower for industries that would occupy the building, These include the Rock Mill TIF zone, a Pre-1994 CRA, Sales Tax Exemptions, location in an enterprise zone, and a performance withholding incentive.
